Nestled in the heart of Ladbroke Grove, ten minutes from an original British marketplace on Portobello Road, this Victorian maisonette as a project, has everything. Brickwork, beams, raised levels, everything that encompass  ‘character’.

As you enter, wood floors and high ceilings lead you into a raised level. Naturally this room would be an open-plan reception, with either a separate kitchen or one built into the space. The eves of the house are exposed, providing the possibility of either making a second bedroom, or mezzanine level snug, with stairs up. Clever storage could be intertwined to curate an architectural masterpiece.

Walking to the rear, the bathroom is clearly signposted on the left with pipework, boiler cupboard etc.. and is located just down the hall from the rear bedroom. Two sash windows and doors lead down to the rear communal gardens, with a small private portion of balcony.

Architects, designers and builders are invited to envisage the potential this space has to offer - we have our ideas, and would love to hear yours!

Highlever Road sits in the Oxford Gardens Heritage area, with a large portion of the street falling under the classic red-brick St Quitin estate dwellings, built 1905-1910.

Ladbroke Grove is a heritage area full of charm, wit and rebellious types. Music and culture are the nucleus made this one of the centre’s of the British counterculture in the 1960s, particularly after it was blacklisted for development after the race riots of 1958. The Sex Pistols, AJ Tracey and Rita Ora all hail from the area.

People with a taste for distrust of authority have always been attracted to the area and this is reflected through the wide variety of Boho chic shopping. Firm favourite Golborne Deli & Bistro serves up a vibrant Mediterranean flavours and a mean expresso, The Italian Job is ranked as the best craft beer with an Italian twist, with Electric Diner the best burgers in North Kensington.

The endless offerings down Portobello Road and wider Notting Hill, with Rough Trade West, Electric Cinema, Graffik Gallery and the market itself, are all within a 20 minute walk. Westfield Shopping centre is also less than 30 minute walk, offering every high street & high end shop.

For public transport, Ladbroke Grove tube station is located in the heart of the main thoroughfare and connects with Circle, Hammersmith & City underground lines. Bus routes take you to all comers of London and the city, and links with Westway, which cuts directly through the area and takes you straight out to the North Circular road network.

Floor plan shows the proposed layout.
