Warehouse Apartment

Limehouse Cut | E14

An authentic warehouse space in East London over three levels with two bedrooms, two bathrooms and large mezzanine kitchen and dining area.

At nearly 1,150 square feet, this factory space is more than just family size accommodation; with all its original industrial features, it’s a wonderful, out-of-the-ordinary home.

Patent House forms part of the Spratt’s complex. As the name implies, it’s a former pet food factory and something of a local landmark. It’s rumoured to have been the first warehouse conversion in London – originally intended as live/work spaces for artists, work began on it as far back as the mid eighties. It’s still very much a creative hub and a passionate community has developed here.

This particular apartment shares the building with just nine other spaces and comes with a share of the freehold.

It’s laid out across three floors. The front door is at raised ground level and, once inside, you’ll find a lobby area with storage which then opens out to the reception area. Here you’ll see those industrial features boldly on display: wood floor, steel beams and exposed brick, all crowned by the huge arched window.

Head down the spiral stairs to the lower ground floor; two bedrooms, a guest shower and WC. The principal bedroom is a spacious room with a huge en-suite bathroom, complete with jacuzzi.

The mezzanine level at the top of the apartment is where you’ll find the kitchen and a large dining/reception space. Its generous proportions comfortably house decent-sized social gatherings (once we’re allowed to do that sort of thing of course). This level could easily be extended to create even more space, once the necessary consent/planning has been agreed.

The current owners have, quite rightly, preserved the industrial integrity of the space while adding some very up-to-date extras. In the last couple of years, they’ve installed air conditioning, networked fire and carbon monoxide alarms and RCD fuse box, as well as a new boiler and Nest heating system.

As to access, there’s a secure front gate to the complex which can be remotely activated, and a parking space – a real luxury in London. The building also features secure indoor bicycle storage.

Heading out and exploring this side of East London is an event in itself. Just a few stops on the local DLR will whisk you to Canary Wharf’s outstanding shops and entertainments, whilst in the other direction you’ll find the playgrounds of Hackney, Dalston, Shoreditch and Hoxton all at your disposal.

Locally, there’s a good selection of convenience stores, shops and pubs, and a short walk via the canal system leads you to Fish Island for some cool eateries, bars and tranquil scenery.
