Moored in the heart of London, close to the City and within easy reach of the West End, this immense 27metre Dutch barge has been converted with care and imagination to create a spacious, stylish and unique home.

Originally built in 1929 and used commercially for many years, this steel hulled Dutch barge now offers four bedrooms – let’s enter into the spirit and give them their correct names – four cabins. The centrepiece of the barge is a wonderful open plan living space with galley to one end and two huge skylights which flood the living space with light. A discrete utility room with washing machine and freezer is cleverly tucked into a corner of the living space. There’s a bathroom and loo (heads) to the midships.

There is some flexibility in the layout and the current study could be reconfigured to create a larger double cabin.

Excelsior has been meticulously maintained and is ready for her new owner to come aboard and enjoy a unique lifestyle. Excelsior was last taken out of the water in 2019 and underwent a full and successful survey. The topsides have been repainted and all woodwork to the deck area has been sanded, restored and re-stained. A bow thruster was installed in 2019 to add manoeuvrability to Excelsior making her easy to use for cruising. This allows the new owners to take their very comfortable home with them wherever they choose to travel.

The mooring for Excelsior is in one of the prime spots within St Katharines Dock and the mooring will be transferred to the new owner on completion of the sale. Moorings of this scale and in this position are incredibly rare. Mooring fees for Excelsior are around £22,000 pa .
