Hide is Artform’s intimate Hackney Road development: a boutique, gated collection of just nine apartments and two commercial spaces, set back from the street between the Grade II listed former St Augustine’s Church, Haggerston Park and Hackney City Farm. Created with Manalo + White and interiors by Scenesmith, the scheme was conceived to feel secluded, crafted and rooted in East London rather than like a standard new-build block.

Completed in 2020 on the site of a former Victorian tilery, the development’s two four-storey blocks were carefully positioned to maximise daylight and views while responding to the neighbouring church and heritage setting. Its exterior combines handmade Petersen Tegl brickwork, deep reveals, balconies and robust steel detailing, giving the building a confident but quietly restrained presence.

Inside, the palette shifts to polished plaster, exposed concrete, natural rubber floors and subtle industrial cues, reflecting Artform’s focus on materiality and craftsmanship. Local makers were central to the project: Lozi Design created cherry-veneered kitchens and fitted cabinetry, while Altrock in Leytonstone produced terrazzo elements using reclaimed marble off-cuts.
A concrete stairwell with painted blockwork walls leads from the main entrance to the first floor, setting the tone before you reach the apartment.

Step inside and the detailing becomes more deliberate: an unusually spacious entrance hall creates an immediate sense of openness, with a generous coat cupboard and additional hallway storage keeping the apartment practical as well as polished. Oversized doors, exposed conduits and a raw concrete ceiling then run through the generous open plan living space. Natural rubber flooring in a polished Terrazzo finish covers all 754 square feet, pairing beautifully with peach toned plaster walls that change character as the light moves. Large, double-glazed windows pull daylight deep into the plan.

A hand-crafted kitchen by Lozi Design spans the back wall of the 23-foot living room, finished in warm cherry veneered cabinetry with integrated Bosch appliances. Lozi, based just moments away from the property on Hackney Road, is also responsible for the apartment’s beautifully considered fitted furniture, including the bespoke storage and cabinetry throughout.

The apartment features The Laura Murphy Bed from Lozi Designs as well, completing the second bedroom.

Off the kitchen, a useful utility cupboard and pantry provide extra storage and discreetly houses the washing machine, keeping laundry tucked away from the main living area. White lacquered worktops sit against exposed breeze blocks, creating a simple architectural contrast, while the dining area is framed by a huge window with views across the development. Full width sliding doors open onto a spacious all-weather balcony overlooking Haggerston Park and Hackney City Farm, giving the outlook a calm, open feel that seems far removed from Hackney Road.

Both bedrooms are doubles with views over the park and fitted with bespoke wardrobes. The principal bedroom has its own sharp ensuite shower room featuring Altrock terrazzo, made by the Leytonstone-based company known for its distinctive recycled marble surfaces, while the main bathroom introduces a softer note with tactile pastel red tiles and Duravit fittings. A new built-in Murphy bed has been added to the second bedroom by the original designer, giving full flexibility for whatever use you need it for, and an additional built-in wardrobe in the principal bedroom gives the flat substantial storage.

Local Area & Transport
Step outside the courtyard gates and you are immediately in the thick of Hackney’s creative energy. Independent shops, bars, coffee houses and gastro pubs line the surrounding streets, reflecting the area’s long-standing community of makers and artists. The Marksman, Tiella and Brawn are all moments away, adding some of East London’s best-loved dining spots to the immediate neighbourhood.

Broadway Market is moments away, bringing street food and vintage stalls every Saturday. Brick Lane is around 10 minutes’ walk away, adding another layer of galleries, vintage shops, cafés and independent food spots. Sundays belong to Columbia Road’s world-famous flower market, a riot of colour and character.

Haggerston Park sits directly opposite for an easy hit of greenery. Victoria Park and London Fields, with its iconic year-round heated lido, are both within comfortable walking distance.

If work takes you into the City, you can walk there in under half an hour via Shoreditch and Spitalfields. Hackney Road offers a strong run of bus routes, while Hoxton and Cambridge Heath Overground stations are around ten minutes on foot. Bethnal Green tube is under twenty and Whitechapel, with access to the Elizabeth Line, is just over twenty minutes’ walk from the apartment.
