Architecture and property

An architect reinvented loft, the jewel in the crown of Patent House, a former dog biscuit factory in the heart of the East End. 

High ceilings and an open floor plan provide a sense of  spaciousness throughout the flat. Full height original Critall windows bring natural light throughout the day from all three sides of the building. Key features of the industrial heritage of the warehouse have been retained, notably the iron girders integral to the structure, which remain magnificently exposed. There are two substantial balconies providing outside space and great dining, BBQ and entertaining areas.

Two bedrooms are on the west facing side and can be used for either bedroom or office. The main bathroom has separate shower and bathtub finished in a neutral tile colour. There are numerous large and discrete storage cupboards to help maintain a clutter-free lifestyle. A secure parking space is also included.

Patent House & the wider Spratts Complex, has always been a friendly community of entrepreneurs, artists and creative young professionals, like-minded in their love for these distinctive buildings and loft living.


The current owners put an offer on the property the moment they walked through the door, knowing immediately the property had just what they wanted. The sense of space and potential was uplifting and inspirational and they instructed an architect they know and trust, Nicholas Dodds, to completely reinvent the space, pulling down a mezzanine level in the kitchen, restructuring the hallway and opening up the reception room. 

Imaginative lighting was also curated by designer Tanya Duncan, most noticeable flowing through from the entrance hallway. Loft apartments are perfect for this type of renovation, and this is a wonderful example of imaginative and contemporary design being blended superbly with the heritage of the building.

The Area

Currently undergoing a radical makeover, Limehouse Cut has become a residential destination for a new generation. Chrisp Street Market is just around the corner is undergoing a complete rebuild. Preferred local coffee shop and bakery, E5, has just opened their newest branch next to Bartlett Park,  a five minute walk away. There are new eateries and coffee shops opening all the time and a brand new gym has appeared just over the canal. 

Canary Wharf is only a short hop on the DLR, with access to a wide selection of upmarket restaurants, bars and historic dockers pubs.

The area is very well connected to both central London and Canary Wharf, with the DLR at Langdon Park only a few minutes walk connecting straight to Canary Wharf. The newly opened Elizabeth Line at Canary Wharf, also offers rapid to Central London and Heathrow.

Alternatively head in the other direction and Stratford International links to many corners of the country, the Central Line and London Overground.

Out and About

Patent House also offers entry to the marvellous hidden world of London’s canal network. Walk or (better) bike down the Limehouse Cut tow path to the Limehouse Basin where it meets up with the Regent’s Canal. The opposite direction takes you past historic Three Mills Island, now a major film studio, to Olympic Park and the funky restaurants and craft breweries of Hackney Wick and Here East. However, that is only the beginning! The tow path continues all the way up the Lea Valley, passing fields where cows and sheep graze, and the White Water Rafting Centre, through Epping Forest, until eventually you reach Waltham Abbey.
