One of the afflictions of being a unique London estate agent is that, wherever I go in the capital, I can’t stop eyeing the potential of the buildings I visit. It really doesn’t matter what they are or where they are; within minutes I’m mentally placing furniture and moving in!
It happened to me this week at a house I currently have listed off-market. I’ve been chatting with the owners for some time now, incessantly musing over their Grade II-listed Georgian townhouse in East London from the moment I was invited to discuss their move many months ago.

Initially, they’d mooted the idea of renting the house out, but after considering the complexities of letting a listed masterpiece—and concluding that they’re really rather good at historic home renovation and thoroughly enjoy it—a decision was made: sell up and look for another project.

And that pleases me a great deal. Firstly, the honour of looking after a very special home falls to yours truly, and it’s a pleasure when the owners are such a delight to work with.
Secondly, I’ll hope to help them source another time-worn home that’s ready for conservation and, over time, observe as the repairs and renovations unfold. Lastly, purely from a selfish point of view, I get to indulge my personal passion: pursuing the joys of historic architecture.

And this got me thinking—now that the Budget is firmly behind us—perhaps, more than ever, it might be a great time for you to rekindle that property obsession you’ve been harbouring. As an estate agent specialising in a very specific sector of the market, in both property style and price point (up to £5 million, in case you were wondering), I can’t help feeling that the things that troubled my mind pre-Budget didn’t have quite the catastrophic effect we’d anticipated. Now we’ve had some time to digest the detail, it seems to be a sentiment shared by quite a few clients. And judging from the uptick in enquiries from buyers so far, this appears to be a common theme.

So with this in mind, now might be just the time to reignite that search for a unique or historic home, whether that’s to buy or rent.
I’m not normally one for predictions, but given the stagnant market we’ve endured over recent months, talk within the industry has turned from bleak to bright. Let’s face it, we’re a nation obsessed with property; it makes for some of the best dinner-table conversation and explains why property portals see a frenzy of traffic every Boxing Day.
